Selling a home can be tricky. Depending on the house and the seller what is ultimately best for the scenario can vary. No two sales are the same, so what worked for one person likely won’t be exactly what works for another.
When you hire a REALTOR® to represent you, we are your teammate. We are there to work in your best interest and to sell your home. There are so many things that can play a part in the “sale-ability” of a home, such as: functionality of the layout, cosmetic updates, mechanical updates, (roof, furnace, windows, peeling paint), over all condition and can it appeal to all different forms of financing. If not, what is it limited to and how will that potentially affect the sale? What does any of this even mean? (See a REALTOR® for more detailed information).
Exposure is a necessity. Listing with a REALTOR® puts you in their board’s Multiple Listing System (which we pay to be members of). This is where the truly serious and prepared buyers, who are working with REALTORS®, are getting their information from. It is also where every single real estate website updates from. This means your home will be, literally, all over the internet, which is where you need it to be because all of those other websites are where the new to the market buyers are looking and YOUR home could be the one that kick starts their search. So get your hope prepped because it is time for presentation.
Presentation of your home means to not only declutter and clear, but to have your REALTOR® get clear, professional level pictures and a great description ready for the internet. Relaying every possible thing your home has to offer is important. We want it to look and sound great! Why? Because the first thing buyers look at are the pictures. If they don’t like them they won’t even bother reading the description. If both are weak, they will pass right over it.
All these things can determine not only how quickly your home may sell, but also the value of your home. Ultimately, the more buyers your home can appeal to, the more interest you will have, the faster you will sell and the more you will sell for. At the end of the day, while your home may not be right for everyone, there is certainly someone out there that it is perfect for.
